The Edelweiss Community.  One of the upper Methow Valley's nicest communities located between Winthrop and Mazama.  Situated on terraced land, this area has wonderful views of Mt. Gardner, Lucky Jim Bluff, Grizzly Mountain and Goat Peak.  It is close to trails for XC skiing, mountain biking, hiking and snowmobiling.  

A variety of building sites exist; some are wooded, others have panoramic views or are on seasonal creeks.  Inventory varies. Check our public MLS site (link at bottom of this page) for new listings. The Lost River Community   

This community is located at the upper end of the Methow Valley at the confluence of Lost River and the Methow River.  Residents enjoy easy access in the winter as this community is level, on the valley floor.  A grass airstrip for private planes is available for property owners.  There is a community water system and power along the roadways.  CC&R's allow manufactured homes and other alternatives to site built homes.  Fees vary.  To check inventory of lots available click on the MLS site link at the bottom of this page.

 

Goat Peak

The Mazama Area   

Mazama area properties are generally on the valley floor with main access off  highway 20, Goat Creek Road and Lost River Road.  Over the years divisions of property in the Mazama area have resulted in parcels of all different sizes and configurations.  Planned developments might have "footprint" building lots surrounding by open space or acre parcels around an open space meadow. Traditional grid- like 5 acre and 20 acre pieces of property also exist.  Those properties located along the Methow River come on the market occasionally, but are popular and usually sell quickly.  There is commercial land available as well as land with residential development opportunities.  

The Pine Forest Community  

Located off Patterson Lake Road, close to Winthrop and Sun Mountain Lodge.  The upper part of the community connects with forest service land and groomed XC ski trails which are part of the Sun Mountain Lodge trail system.  

Building lots vary in size from 1 to 4 acres.  Very few parcels available.  Check the public MLS site link at the bottom of this page to see current listings.  The community is situated on south and east facing, terraced landscape.  Utilities include a community water system and underground power located along the roadways.

Rodeo Trails.  

Close to Winthrop and Twin Lakes, yet private.  Parcels are 2 - 3 acres in size.  Some have wells and power, others are unimproved.  CC&R's allow site built homes only.  Ski and bike trail is close by and links to the community trail.  Check MLS site below for available properties in the TL area.  

The Twin Lakes Community  

Centrally located near Winthrop with building lots of 1 to 3 acres.  Manufactured homes and campers are allowed here.  Common area includes a pool and tennis courts.  Fees vary.  Individual wells provide water.  A variety of lots with and without improvements are available.

 

The Wolf Creek Area

Located between Winthrop and Mazama on the south side of the Methow River, this area is very popular.  There are several subdivisions with land less than 5 acres, parcels with Methow River or Wolf Creek frontage, and larger land holdings of 5 acres and more.  Some of the land is open and sunny with only scattered tress while other sections are wooded.  Prices vary considerably.  Property values are generally appreciating  in this area.

Winthrop North Village is a new development which lies within the town limits of Winthrop, opposite the town center which is within walking distance linked by a pedestrian bridge.

Developers created the Sa Teekh Wa Park, at one time a summer home site for the Methow Indians, now a twelve acre riparian common area along the river.
