HOW OUR MLS WORKS FOR YOU
In April 1996, local real estate companies formed the Methow Listing Service. Prior to this time each real estate company primarily sold its own listings. Buyers had to go from office to office to see all the property available and sellers had limited exposure for their homes or parcels. The MLS changed all that by providing a central database for all exclusively listed properties. Now each member office can access information about all the parcels, homes, and commercial properties for sale in the Methow Valley. Buyers can work with just one agent instead of going from office to office, because agents and brokers are able to cooperate with each other. Sellers have much greater exposure for their properties.
Our MLS covers property from the Lost River area to the town of Methow just south of Carlton. There are over 500 properties, including homes, lots, acreage, commercial buildings, businesses and ranches available in the valley. At Methow Valley Realty, we can provide you with a customized report of the most current listings generated from this database of properties for sale. In order to eliminate those properties that do not fit your criteria, you should evaluate your needs, desires and resources. Location.
Where do you want to be? The upper valley is different from the lower valley in geology, views, snowfall, vegetation, types of property available, and price. Lost River might have four feet of accumulated snow in the winter while Mazama has three feet, Winthrop two, and Twisp a foot or so. As you travel west and north, the climate changes and precipitation increases. If you like to ski, you might consider property close to the cross-country trail system. There are biking, hiking, horseback riding, and snowmobile trails easily accessible from many different locations in the valley.Size of Property.
How many acres? Is 20 acres absolutely necessary, or would the right 3-acre property be more than enough? Do you have the time, desire, and resources to manage a remote home site, or would it be wiser to build closer to other people or in a community?Use.
How are you going to use the property, and how often? Do you plan to have horses? If the answer is yes, you will probably want irrigation rights.
